These Are Your Beliefs, Not Mine

Three experts told me the same number. All three were wrong.

June 2025. The house had to go. So I did what everyone does: invited agents.

Three of them. All experienced. All with references. All with the same message:

"Tough market. €480,000. And expect at least a year."

480k. All three. Like they'd rehearsed it.

I listened. Nodded politely. Then said:

"Those are your beliefs. Not mine."

I didn't hire an agent. Instead I did what I know how to do: I built a story.

I built a website. wghf.de. Not some standard listing with 15 photos and a floor plan sketch. An emotional website. One that tells you who lived in this house. That shows how the morning light falls through the kitchen. That walks a buyer through the rooms like a good host would.

Alexander Maly shot the photos. Professional. Emotional. Not "real estate photography" — "home photography." He told me afterwards he'd never had a client who builds a website for their house.

  • No burning it down — no premature price drops, no panic

Agents would have run standard ads. Same copy on five portals. And after four weeks: "Mr. Reisch, we should talk about the price."

The Result

€105,000 above the agents' valuation.

On September 19, 2025, I signed the notary contract. Commission-free — no agent cut.

The difference was never in an ad. I didn't sell a number. I sold a feeling. A home. A story.

The Parallel
